Service
Choosing your Vacation
Rental Agent is at least as important as choosing your vacation home
- and we feature a variety of services that no one matches:
- Direct
check-in: no waiting in line, no hassle, no need to come to the
office to check in and you'll probably be in your vacation home earlier!
- No
linens to pick up: if prearranged, any rental items will be waiting
for you in your home.
- Best
homes: the cleanest, most modern, and best-equipped homes available.
- Smiling
faces and helpful attitudes will greet you and stay smiling and
helpful all week long.
General
Information
The
individual homeowners of the beach homes whom we represent and the staff
of The Odom Company welcome you to Sunset Beach. We pledge ourselves to
making your vacation as enjoyable as we possibly can. We have the last
real family beach remaining in the Carolinas and we're proud to have you
and your family enjoy our area.
The
beach homes that we manage are privately owned and vary according to the
individual needs, tastes and preferences of the owners. Each home
is completely furnished including electric range, refrigerator, cooking
utensils, table, chairs, silverware, beds, pillows and bedspreads. Almost
all are equipped and supplied far beyond the basics, and include color
cable TV, microwave, washer/dryer, toaster, blender, coffee maker, dishwasher
and telephone. You need to provide your linens and towels, or arrange
in advance of your arrival to rent them through us. You will also need
to provide your own paper products and cleaning supplies that you
will need to clean the house prior to departing.
Beach
Home Information
During
the summer months, our beach homes are rented on a weekly basis
from Saturday to Saturday at the weekly rate indicated in
this brochure. Many are available during the spring and fall at off-season
rates, as indicated in the brochure. Many are available for visits of
less than a week off-season. Some are available for 3- to 8-month leases
for the non-summer months.
*Special
In-Season Discount Rates: Discounted rates are offered by many of
our homeowners for the weeks of May 29 and/or June 5 at the beginning
of the summer season and the weeks of August 14 and/or August 28 at the
end of the summer season. We have identified the homes on which these
special rates apply with an (*) asterisk beside the In-Season Rate. Please
call for special discounted rates and full details on the weeks that apply.
Maximum
Occupancy: Each home at Sunset Beach has its own individual in-ground
septic system for waste disposal. Our County Health Department imposes
a continuous occupancy limitation on each home of 2 persons
per permitted bedroom. Please make this a primary consideration in
your selection process.
Pets:
Are not allowed in any of the homes that we manage, and bringing a pet
to a home will require us to deny occupancy without refund of deposit
or rent. There are several pet-boarding facilities in the area - we'll
be glad to provide advance information on these.
Houseparties:
Are not allowed. If a home is rented to a houseparty without our knowledge,
we must deny occupancy without refund of deposit or rent. No exceptions.
Cleaning: is
the responsibility of our guests, and the home must be left clean, neat,
and ready for the next renters. Owners of the home supply vacuum cleaners,
mops & brooms - you will need to supply your own cleaning products.
Our staff will inspect each home after each departure, with the expectation
of finding the home clean. Should we find the home in need of cleaning,
we must hold you responsible for paying to have it cleaned.
Housekeeping service
is available, but must be arranged in advance of your departure. Fees
vary according to house sizes, and average around $95. These services
are limited in nature and do not include washing dishes and disposing
of garbage.
Mail
and Telephone Messages: Any mail addressed to guests sent in care
of The Odom Company will be available in the office. Emergency phone messages
will be delivered to your beach home.
Telephone:
All of our homes have a telephone, which has been installed by the owner
for your convenience. The phone number in your home is indicated on
your reservation confirmation. Please advise all members of your party
that long distance calls, information calls, and other calls that would
cause a charge to be incurred by the owner of the home, are not to be
made. If long-distance calls are charged to the owner during your visit,
we must collect a $25.00 handling fee in addition to the billing charges.
Breakdown
of Equipment: Appliances and systems in our beach homes are maintained
in good working order but are not guaranteed to be free from breakdown.
Should a breakdown of an appliance or air conditioning system occur, we
will repair it as soon as possible. There are no refunds or adjustments
for breakdowns.
We
must reserve the privilege to deny or discontinue occupancy if we feel
that occupancy is detrimental to the best interests of the owner.
Rental
Information
Rental
Week: During the summer months, the rental week is from Saturday to
Saturday. For reservations of less than a week during the summer, you
may call a couple of days prior to the days you need and we'll do the
best we can to help you. Off-season, we have more flexibility. We require
a minimum two-night stay, but beyond that, we'll help you plan your vacation
to suit your needs.
The
Reservation Process
Reservations
for Current Rental Year:
Telephone reservations are encouraged, since we are sure you prefer an
immediate answer as to availability and other questions you may have.
We will then mail you a reservation confirmation and request a deposit
of 50% of the rent amount plus tax.
Reservations
for the Following Year: Guests in a particular home normally have
"first choice" to reserve the same week in that home for the following
year. If your wish to reserve your same house for the same period in 2005
you must make your advance reservation by 5:00 P.M. the Friday of your
stay. If your stay is for multiple weeks and you wish to reserve
these multiple weeks for 2004, please do so by 5:00 P.M. Friday of your
initial weeks stay."
Advance
Reservations for 2005 will require a $30.00 non-refundable, non-applicable-to-rent
reservaton fee for each week reserved. This is an administrative fee,
is not related to rent nor other cost, and is non-refundable under any
circumstances, and is not transferable to another home. Advance reservations
will not be accepted during the summer on Saturdays nor Sundays - we're
just too busy with departing and arriving guests.
Administrative
Reservation Fee: All reservations are charged a $20.00 processing
fee, which is non-refundable/transferable.
Hurricane
Evacuations: If local or state authorities order mandatory evacuation
of the island and the guest complies we will refund pro-rated rent for
each night of the evacuation order.
Cancellations:
Should you find it necessary to cancel your reservation after we have
received your deposit of 50% of the rent (and tax), we will return your
deposit less a 15% cancellation fee, if we are able to re-rent the home
for the specific time period originally rented.
Arrival
Information
Check-in
Time:
is 3:00 p.m. or after. No exceptions Memorial Day to Labor Day.
Check-out
Time:
by 11:00 a.m.
Upon
Arrival at Sunset Beach During the Summer Season:
(From Saturday, May 29 through Saturday, August 28), please go directly
to the beach home after 3:00 p.m. There are no public facilities, etc.,
at Sunset and you must not go on the property, leave personal items or cars
on the property, nor use any of the facilities of the property until after
3:00 p.m. After 3:00 p.m., your home will be open, and all pre-arranged
linens and/or other items will be there for you.
Upon
arrival at Sunset Beach during a time other than from Saturday, May 29 through
Saturday, August 28:
Please come to The Odom Company to register, receive directions to your
beach home, and get your keys and supplies. If you arrrive after 5:00 p.m.,
your house will be open and your keys on the kitchen counter.
Payment
of Rental Balance:
We require payment of all rental balances 30 days prior to your arrival,
or the reservation is subject to cancellation. We accept personal checks,
travelers' checks, or money order. We do not accept credit cards. There
will be a $25.00 charge on all returned checks.
Keys
must be returned to The Odom Company,:
upon your departure, regardless of the season.
Linen,
Highchair and Crib Rental:
is available upon request. If you arrange for any of these items prior to
arrival, they will be waiting for you at your beach home. All rental linens
must be returned to The Odom Company office upon your departure. We will
pick up cribs and highchairs.
Other
Important Information
Drawbridge
Operations:
From 7:00 a.m. til 7:00 p.m. each day, from April 1st through November
30th, the Sunset Beach Bridge will open to boat traffic on the hour. To
avoid delays, you might wish to avoid being at the bridge for the first
10 to 15 minutes of each hour.
Bar-B-Que
Grills:
Local ordinance prohibits the use of grills on sundecks, porches,
and under the house. Use grills only in the yard, away from the house. All
homes either have a grill or we will loan you one.
Garbage
Pick-up:
Garbage is collected at the curb according to the following schedule.
Please roll the container to the curb the night prior to collection.
- Summer (5/1 thru 9/30) - Saturdays and Wednesdays, early morning.
- Other Months - Wednesday, early morning.
Sundecks:
are for your enjoyment, but guests must not climb onto roofs.
Motor
Homes and Campers:
are not allowed on or adjacent to the rental property.
Lost
or Left Articles:
We are not responsible for lost or left articles, but will certainly help
you recover such articles as our schedule permits. We have a local office
supply company who will package and ship it to you C.O.D., plus a $25.00
handling fee.
We
have a variety of items we "loan,":
as available, including grills, crab steamers, TV's, irons, radios, jumper
cables, battery charger, hose, etc.
